These homes in Edmonton are so nice that even Vision might consider staying put in one, rather than fleeing from bounty hunters. Last month, CTV News Edmonton looked at some of the most expensive homes for sale in the city. Three of those listings are still up. This month, we’re staying put and exploring more of what Edmonton has to offer. But first, the facts. As the leaves fall, so too do the home sales, which is typical for this time of year. The greater Edmonton area saw 1,959 sales in September, down 8.8 per cent from August and down 10.3 per cent from September 2025, according to the Realtors Association of Edmonton (RAE). On the other side, new listings were up 7.2 per cent and 11.3 per cent compared to August and September 2025, respectively, sitting at 3,864. The average residential price fell 0.8 per cent compared to August to sit at $466,080. Also, homes spent an average of 44 days on the market, an increase of three days from August. “Sales activity has slowed with the arrival of the new school year, and although new listings are up, typical seasonal trends suggest sales will not rebound until after year end,” said RAE board chair Darlene Reid. “The average price is still holding onto the gains it made in 2026, but when considering year-over-year trends, price growth has slowed over the last few years. The rising inventory in our market could soften that growth even further.” The average price of apartment/condos saw the biggest decrease in September compared to August at 3.1 per cent. The decrease in average price was 1.1 per cent for detached homes, 2.7 per cent for semi-detached and 2.9 per cent for row and townhouses. For the first time since July 2023, the Bank of Canada raised its policy interest rate by 25 basis points to 2.5 per cent.
