The number of homes sold in Calgary continued to trend downward last month, according to the Calgary Real Estate Board (CREB). CREB says 1,660 homes were sold in July, down 16 per cent compared to last year, while new listings fell by nearly 10 per cent to 3,141 units. However, the drop in sales wasn’t seen in all price ranges; homes priced over $1 million have recorded gains over last year, mostly driven by detached and semi-detached homes. “While sales growth in the upper end of the market was possible thanks to improved supply choice, it also reflects longer-term confidence in our market, as some buyers are not shying away from taking advantage of the available supply,” said Ann-Marie Lurie, CREB’s chief economist. “Meanwhile, we have not seen the same pickup in activity in the lower price ranges, as favourable rental conditions are slowing the transition to ownership.” The benchmark price for a residential home in Calgary was $569,800 in July. The benchmark price of a detached home was $744,300, while a semi-detached was $690,500. The benchmark price of an apartment sat at $295,400 and the benchmark price for a row home was $415,200.
