In August, CTV News Edmonton looked at some of the most expensive homes in Parkland County.

Four of those listings, including the one with a private lake, are still up.

Last month, we completed the circle around Edmonton with Parkland County, now it’s time to return whence we came, back to Alberta’s capital.

In August, 2,711 residential properties were listed in Edmonton and 1,647 were sold, according to the Realtors Association of Edmonton (RAE).

The average sale price for a residential property, which includes detached, semi-detached, row/townhouse and apartment condominium homes was $428,619. This was down from $432,269 in July but up from $404,100 in August 2024.

“As school starts up again and life gets busier, the buyers and sellers that are left in the market will have to change up their tactics a bit,” said RAE board chair Darlene Reid in the monthly statistics report.

“Sellers will have to make sure they’re priced right and showing their best, while buyers will be able to negotiate with motivated sellers.”

Now, here are some of the most expensive homes for sale in Edmonton, according to realtor.ca.

5 - $3.6M home in Windermere

Starting in southwest Edmonton is this 6,065-square-foot home in Windermere.

Outside, the large backyard has plenty of trees, and a firepit, while the driveway/walkway has a fountain.

Inside, columns and open stairways give a grand impression to the main floor. There is also a wet bar, large kitchen and loft bonus room, four bedrooms and nine bathrooms.

The basement also boasts a rec room set up for hockey, just try to ignore the Toronto Maple Leafs logo on one of the walls.

The home, built in 2003, is located at 74 Windermere Dr. SW and the listing has been up for 143 days.

4 - $5.1M home in Windermere

Staying within the neighbourhood is this 7,039-square-foot, two-storey home.

There’s a lot to see in the house, with seven bedrooms and bathrooms, a rec, room, theatre room, gym, wine cellar, sauna, nanny suite and two triple-car garages.

One of the main attractions of the home is outside, a sunken hot tub and waterfall surrounded by the house and stonework.

There is also a ground-floor patio with an outdoor fireplace and cooking area that has a BBQ, counterspace and a sink, and second-floor balcony overlooking the yard.

The home, built in 2003, is located at 56 Windermere Dr. SW and the listing has been up for 166 days.

3 - $5.2M home in Crestwood

Moving north into Crestwood we find this 5,873-square-foot, two-storey home.

Starting outside, the front door is flanked by waterfalls and tiny ponds while the backyard is filled with plant life that blends into the river valley it overlooks.

Venturing inside is a theatre room, rec room, gym, wine cellar, six bedrooms and seven bathrooms.

The three levels are connected by a spiral staircase and much of the back of the house has large windows to let in a plethora of natural light.

The house, built in 2001 and remodelled in 2011, is located at 28 Riverside Cr. NW and the listing has been up for 10 days.

2 - $5.9M home in MacTaggart

Looping back south of the river is this 6,854-square-foot home in the MacTaggart neighbourhood.

The home boasts a chef’s kitchen, sauna, two private offices, fitness studio and wine cellar, along with four bedrooms and seven bathrooms.

The backyard has a covered terrace with overhead heaters with a BBQ and food-prep area and a second-floor balcony.

Out on the lawn, which borders Whitemud Creek Ravine, is a firepit and garden boxes.

Built in 2004, the home is located at 4806 MacTaggart Crest NW and the listing has been up for 128 days.

1 - $8.9M home in Parkview

Crossing the river for the final time takes us to this 3,509-square-foot, two-storey home in Parkview.

Inside, the five bedrooms, six bathrooms, theatre, two wet bars, chef’s kitchen, billiards room and gym might make this home sound like the rest, but there’s more.

Outside, the backyard, which includes a pool, overlooks the river valley and downtown. For prime viewing of these features, there is an observation platform that juts out from the yard.

Next to the pool is a detached kitchenette and a covered seating area.

The home, built in 2012, is located at 13758 Valleyview Dr. NW and the listing has been up for 52 days.
