5 of the most expensive homes still for sale in the Edmonton area in December 2025

“Be it ever so humble, there’s no place like home,” wrote American poet John Howard Payne and while they aren’t humble, there’s no place like these homes, so we’ve come back to them.

In November, CTV News Edmonton stayed cozy in the city, looking at expensive homes for sale.

Four of those listings are still up.

For the end of the year, we’re revisiting some of the homes you may have missed in previous editions, but first, the data.

In November, there were 1,654 total residential sales in the greater Edmonton area, down 19.7 per cent from October, according to the Realtors Association of Edmonton (RAE).

There were 2,281 new listings, down 27.9 per cent from October, and the average home price was $447,005, down 1.7 per cent.

“This time of year typically brings fewer sales and more days on market, and it’s not unusual to see softening prices during the colder months, as motivated sellers try to close a deal before year-end,” said RAE board chair Darlene Reid in the monthly statistics report.

“Usually though, it’s a time of year where different priorities are taking precedence over house-hunting, and it’s a great time to start planning for the 2026 market.”

Edmonton’s is poised to stabilize in 2026, according to the Royal LePage 2026 market survey forecast.

“After a tumultuous 2025 marked by economic and political shifts, 2026 emerges as a crucial reset year for Canada’s housing market,” according to the report.

Nationally, the report forecasts single-family detached homes will rise in price two per cent year-over-year in Q4 of 2026, while condo prices dip 2.5 per cent over the same period. Edmonton is forecasted to see increases of four per cent for single-family detached homes and one per cent for condos.

The report forecasts by the end of the fourth quarter next year, the average price for a residential property in Edmonton will be $480,930.

“Overall, sales volume will have been lower in 2025 compared to 2024, with similar levels expected next year. This reflects a market that is stabilizing after years of fluctuation,” wrote Royal LePage broker Tom Shearer in the report.

Edmonton was noted as one of the “most affordable major markets in the country” with demand being driven largely by local buyers of condos and townhouses.

In December, the Bank of Canada held the key interest rate at 2.25 per cent after cutting the rate by 0.25 per cent in October.

Now, as winter closes in and New Year’s Day approaches, it’s time to look back at some of the large, impressive and, of course, expensive homes that are still up for sale in the capital region on realtor.ca.

5 - $2.9M home in Rural Sturgeon County

Starting northeast of the city, this 3,624-square-foot bungalow is located in Riverstone Pointe in Rural Sturgeon County.

The property is large, 0.72 acres, and the backyard is landscaped with trees and garden areas that border on a green space.

In the front, the two garages, one attached and another detached, form the gated entrance.

Inside, the home has a music room, library, theatre, rec room, “old world” wine cellar and a gym.

The listing says the home “boasts awards for best kitchen and best ensuite in North America.”

Built in 2009, the home is located at 53 Riverridge Rd. and the listing has been up for 292 days.

4 - $3M home in Rural Sturgeon County

Staying in the neighbourhood, the next home is this 5,493-square-foot home in Riverstone Pointe.

This property is a bit bigger, with 1.06 acres, with the backyard boasting a sports court, in addition to a fire pit and hot tub.

Headed inspire, there is a rec room, theatre, wine cellar, library and exercise room.

The house has six fireplaces throughout, including one in the primary ensuite.

In addition to the main “gourmet” kitchen, there’s also a second kitchen and dining room on the second floor.

The home was built in 2005 and is located at 37 Riverridge Road and the listing has been up for 428 days.

3 - $3.5M home in Rural Parkland County

Circling around to the west of the city is this 2,441-square-foot home in Rural Parkland County.

As the listing asks, “do you want to own a lake?” This 160-acre property has a private lake on it, as well as woodland, quadding and sledding trails.

The lake has a dock and is good for boating, according to the listing.

The patio and balcony overlook the lake, but inside so does the hot tub from its separate room off the primary bedroom’s ensuite.

The home also has four bedrooms, three bathrooms and a rec room downstairs.

Built in 1994, the home is located at 53417 Range Rd. 15 and the listing has been up for 232 days.

2 - $4.5M home in Edmonton

Finally inside the city itself, the penultimate property of the year is this 9,595-square foot home in the Keswick neighbourhood.

There isn’t as much of a backyard compared to the last property, but the home does border the North Saskatchewan River, which can be seen from the rooftop patio, ground level patio or either second floor balcony.

Inside is a theatre, gym, rec room, chef’s kitchen and a spice kitchen. There are also six bedrooms and nine bathrooms.

The original listing for this home was taken down, this one has been up for 66 days. The home was built in 2018 and is located at 14 3466 Keswick Blvd. SW.

1 - $8.9M home in Edmonton

Last, but never least, is this 3,509-square-foot home in Edmonton’s Parkview neighbourhood.

There’s no private lake, but the home does have a backyard pool and also borders the North Saskatchewan River.

There’s also a pool house, fire pit and walkout point with a view of the river and the city.

Inside there are five bedrooms and six bathrooms as well as a chef’s kitchen.

The basement has a theatre, billiards room, wet bar and office.

The home, built in 2012, is located at 13758 Valleyview Dr. NW and the listing has been up for 155 days.
