The game is afoot Watson! No, not a ghastly crime, but the mystery of why some homes in Edmonton cost so much money. Last month, CTV News Edmonton ventured beyond the city limits to investigate the homes for sale in Rural Sturgeon County. This month we return home, not to 221B Baker Street, but to Edmonton to see what new properties are on the market. And yes, while it is technically August now, it still feels like July. First, though, the facts of the case. In June, the greater Edmonton area saw 2,746 residential sales, an increase of 7.5 per cent from May, according to the Realtors Association of Edmonton (RAE). There was a decrease of 3.6 per cent for new listings, 4,475, and a decrease of 1.6 per cent for the average price, $483,600. Both new listings and average price increased compared to the same month last year though, 10.1 and 4.1 per cent respectively. “An influx of new listings over the last several months has set up this year’s market to offer plenty of choice and availability to buyers,” said RAE board chair Darlene Reid. “Although new listings showed a slight reversal in June, it’s not enough to impact the overall trend, as inventory levels are still increasing in the double-digits over last year.” Edmonton’s luxury market has gained momentum, with homeowners investing heavily in renovations, raising the bar for the surrounding area, according to Royal LePage. “We expect market activity to ease gradually through the summer rather than drop off sharply, with momentum carrying into the early weeks of the third quarter and keeping modest upward pressure on prices,” said Tom Shearer, broker and owner, Royal LePage Noralta Real Estate. “Given the softer spring, that carried-over demand will likely translate into a busier fall market as buyers who held back earlier in the year finally make their move.” Earlier this month, the Bank of Canada held its key interest rate steady at 2.25 per cent once again. Royal LePage is forecasting the aggregate home price in Edmonton will increase four per cent in the fourth quarter of the year compared to the same quarter in 2025. Now, here’s a closer look at some of the most expensive homes for sale in Edmonton in July. 5 - $3.9M home in Oleskiw Starting in southwest Edmonton near the North Saskatchewan River is this 5,943-square-foot, two-storey home in Oleskiw. The property is around 0.7 acres, with the large backyard having both open space and plenty of trees, including a fire pit, covered walkout patio and balcony. Inside, the home has six bedrooms and seven bathrooms, as well as a theatre, rec room, wet bar, wine closet and basement dining area. Upstairs, there is also a gym that leads to a workshop and the main floor houses a butler pantry. The home, built in 2001, is located at 237 Wilson Ln. NW and the listing has been up for 13 days. 4 - $4M home in Westbrook Estate Moving eastward to Westbrook Estates is where we find this 5,137-square-foot bungalow. This property is a bit larger at 0.81 acres and borders Whitemud Creek Ravine South. A deck stretches along the back of the house, overlooking the landscaped yard and large outdoor pool. Inside, there are four bedrooms and six bathrooms, as well as a rec room and several bonus rooms. There are also two staircases going between the main level and the basement. The home was originally built in 1970 and is located at 59 Westbrook Dr. NW. The listing has been up for 15 days. 3 - $4.2M home in Windsor Park Heading north, but staying south of the river is where to find this 6,404-square-foot, two-storey-home in Windsor Park. The backyard is notably smaller than the last two homes, though this one borders Hawrelak Park, which has plenty of green space now that it’s open. Inside, the home has eight bedrooms and six bathrooms. The kitchen is “commercial-grade” with a built-in espresso machine. The home also has two gyms, an office, rec room, wet bar and wine cellar that doubles as a tasting room. The home was built in 2009 and is located at 9035 Saskatchewan Dr. NW. The listing has been up for 26 days. 2 - $4.9M home in Virginia Park Crossing the river and heading east we find this 4,198-square-foot, two-storey home in Virginia Park. Similar to the last home, this one doesn’t have much backyard space, but there is a small, covered deck and a breezeway connecting the home to the triple-car garage. The property also looks out over the river valley and the Highlands Golf Course. Inside, the home has seven bedrooms and seven bathrooms, plus a chef’s kitchen, butler’s pantry, rec room, office, gym and wet bar. The office also appears to have a large, freestanding safe in it, though the listing does not say if that comes with the home. The home was built in 2024 and is located at 7308 Ada Blvd. NW. The listing has been up for 35 days. 1 - $6.4M home in Windermere Finally, we head back to the southwest to find this 8,429-square-foot, two-storey house in Windermere. This property is the largest of the bunch at 0.86 acres and the backyard is large and landscaped, with a covered deck and two balconies, one accessible from the primary suite. Inside, the home has eight bedrooms and eight bathrooms, as well as a theatre, a sports memorabilia room, rec room, elevator, wine cellar and gym. There is also a nanny/in-law suite and the garage has space for six cars. The house, built in 2005, is located at 16 Windermere Dr. SW and listing has been up for 124 days.
