5 of the most expensive homes for sale in Edmonton in January 2026

The Regency Era may have ended more than 200 years ago, but lavish, multi-million dollar houses such as these could make even the Bridgertons feel at home.

In December, CTV News Edmonton looked back at some of the most impressive homes featured throughout the year that were still for sale. Two of those listings are still up.

A new year means new homes, but what stays the same is that data comes first.

December saw a 20.4 per cent drop in sales from the previous month with 1,315 and 1,389 new listings, down 37.1 per cent from November, according to the Realtors Association of Edmonton (RAE).

Despite the downward trend there, the average price for a residential property went up to $454,981, 1.8 per cent higher than November and 4.7 per cent higher than December 2024.

Homes were on the market for an average of 49 days.

“It’s not unusual for market activity to drop sharply at the end of the year as the holiday season takes hold, nor is it unusual to see price negotiations favour buyers at this time of year,” said RAE board chair Darlene Reid in the monthly statistics report.

“However, detached homes and row/townhouses performed particularly well during the final month of 2025, posting price growth of 2.3 per cent and 2.6 per cent respectively. By comparison, condo/apartment prices declined 5.7 per cent month-over-month and were the only property type to record a decrease compared to 2024.”

The RAE also predicts a “balanced and resilient” outlook for the real estate market in the greater Edmonton area in 2026.

“Sales are expected to moderate slightly in 2026, but remain well above historical norms, while prices continue to grow in a measured and manageable way,” Reid said.

For the first interest rate decision of the year, the Bank of Canada held its policy rate steady at 2.25 per cent.

Bank of Canada governor Tiff Macklem said that uncertainty remains “unusually high” and the “timing or direction of the next change in the policy rate” is difficult to predict."

The RAE forecasts around 22,000 residential home sales in the coming year.

Will these five homes be part of that number? Only time will tell, but until they do, here are some of the most expensive homes for sale in Edmonton in January on realtor.ca.

5 - $2.9M home in Windermere

Starting in southwest Edmonton we’ve got this 4,445-square-foot, two-storey home in Windermere.

Inside, the main floor has a chef’s gourmet kitchen, wet bar and grand den while four of the five bedrooms are upstairs.

The basement houses a rec area, another wet bar, home gym and the fifth bedroom.

The backyard has a covered patio, second-floor balcony and looks out over the Westpointe Ravine.

The home, built in 2023, is located at 4081 Whispering River Dr. SW and the listing has been up for 375 days.

4 - $4.1 home in Windermere

Moving just down the street, we find this 4,953-square-foot, three-storey home in Windermere.

Some of the highlights of the home include a spice kitchen, spa room with a jacuzzi and steam shower, home theatre, five-stop elevator and wet bar.

There are four bedrooms, each with an ensuite bathroom, plus four more bathrooms besides.

Each room also has access to some of the 2,900-square feet of patio space the listing says the home has.

There is also a heated six-car garage and the backyard borders the Westpointe Ravine.

Located at 4111 Whispering River Dr. SW, the home was built in 2025 and the listing has been up for 223 days.

3 - $4.4M home in Windsor Park

Moving to the central area of Edmonton is this 5,662-square-foot, three-storey home in Windsor Park.

The listing describes the home as a “custom-built mansion” that’s nestled by the river valley and the Royal Mayfair Golf Club.

This home also has a five-stop elevator as well as a chef’s kitchen, butler’s pantry, home theatre, bar and rec room.

There are seven bedrooms, two of which are part of a nanny suite that has a second kitchen and laundry.

The backyard has a covered patio and there is a second-floor and rooftop balcony.

The home was built in 2016 and is located at 11823 Saskatchewan Dr. NW The listing has been up for 142 days.

2 - $5M home in Strathearn

Following the river northeast will lead to this 4,532-square-foot, three-storey home in Strathearn.

Inside, there’s a media room, gym, butler’s pantry, and studio, but also a library with a built-in humidor and one of the shelves is a sacred door that opens to a hidden poker room and ventilated cigar lounge.

Once again, there is also an elevator connecting to the house’s four floors.

There is also a one-bedroom, one-bathroom suite above the detached garage.

Built in 2025, the home is located at 8915 Strathearn Dr. NW and the listing has been up for 139 days.

1 - $5.4M home in Westbrook Estates

Circling back to the city’s southwest is the final home, a 2,944-square-foot bungalow in Westbrook Estate.

The lot is the largest, though only just, of the bunch at 1,115.34 metres squared and backs onto the Whitemud Creek Ravine.

There is a patio on the side of the house and a deck on the back, looking out through the trees.

The home has two separate garages, one being a quad garage with extra height for car lifts.

There is also a gym, office, art room and the back of the house is floor to ceiling windows.

The home was built in 2013 and is located at 112 Westbrook Dr. NW. The listing has been up for 82 days.
