New Brunswick property assessment notices are in the mail

Property assessments are arriving in the mail for New Brunswick homeowners.

New Brunswick property owners will be receiving their assessment notices this week, but because of the 2026 property freeze, 90 per cent will not see a change in their value for taxation.

If your property is included in the 2026 freeze, it will be in red at the top of your notice.

But local governments could have changed their tax rates, so some property owners could still see a change in their property taxes, depending on where they live.

The freeze stems from the Susan Holt government’s commitment to property tax reform, with the aim to create a “predictable, transparent, stable and fair system for the 2027 taxation year and beyond.”

There’s no indication the freeze will continue for the 2027 taxation year, but property owners are covered by the spike protection mechanism, which only allows an assessment increase greater than 10 per cent each year.

Feb. 18 is the deadline for property owners to submit their request for reviews of their property assessment notices, and owners can expect their tax notices delivered the week of March 2.

May 31 is the deadline for payment.

There are 484,000 properties in the province. About 30,000 are non-residential.

This past year, Service N.B. reinspected about 32,000 properties.

New construction increased year-over-year by 2.5 per cent.
