Moncton council approves master plan for Station Yards subdivision

The City of Moncton is building a new neighbourhood.

As the City of Moncton’s population continues to grow, so does the need for new subdivisions.

A master plan for the Station Yards subdivision in the northwest of the city was unanimously approved by council during a meeting Monday night.

The 80-acre parcel of land is located at the busy off-ramp of Wheeler Boulevard and Mountain Road.

Up to 4,500 housing units for around 9,000 people are in the works.

Josh Davies with the City of Moncton said the area was identified for long-term high-density growth and will have a mixture of housing and 12 to 18-storey apartment buildings.

The area is close to the current and future Shannex retirement home, a shopping plaza and the New Brunswick Community College.

“Everything is going to be connected and due to those amenities, the grocery stores, the places of employment on Mountain Road, we were able to really focus on this area as a resident first as opposed to maybe a car dependent neighbourhood,” said Davies.

Davies said the city was able to work with Shannex, the landowner, on creating road infrastructure that was needed to provide a second way into that area.

“Which we have now achieved and will be opening in the coming days,” said Davies. “So, without that infrastructure and without that partnership this area would have struggled to develop and sat vacant as it has for the last few decades.”

The need is there, Davies said, because Moncton has seen rapid growth over the past few years and is one of the fastest growing municipalities in the country.

City of Moncton Councillor Daniel Bourgeois is happy to see something being done there.

“It’s been vacant sort of virgin land since always almost. So finally, we get development in that area,” said Bourgeois. “9,000 residents, maybe even 10,000 by the time it’s all done, so that’s a very good thing.”

During Monday’s council meeting, Bourgeois raised concerns about the need for new Anglophone and Francophone schools for the new subdivision.

“If you bring in 9,000 people there’s got to be at least 1,000 if not 1,500 students, children. So, before we bus them somewhere else, why don’t we try to have local schools so they can walk there,” said Bourgeois.

Bourgeois said there doesn’t seem to be plans for any sort of interior community centre or a recreational facility.

As far as schools go, Davies said the city is working with the province and Department of Education to identify areas that would be suitable for new facilities.

“In this case, the developer was looking more for that residential, potential mixed-use development. But now knowing the projection of this area and the growth that we are experiencing generally throughout the city, we’ve been working very closely with the province in identifying areas of growth where schools would also be a good fit,” said Davies.

It’s expected to take 10 to 15 years to complete the Station Yards subdivision, but Davies said once road connections are in and everything is good to go, residential permits can be issued.

“We will be looking potentially at some permits this year, but I would suspect that some of those larger buildings, the apartment buildings, would be coming within 2027, 2028 and beyond,” said Davies.

Davies said the master plan for the subdivision was first introduced to council on Dec. 1, 2025, and has seen various iterations since 2021.
