Home sales in Ottawa down nearly 5% in June

The Ottawa real estate market moved into summer with a drop in year-over-year home sales, according to the Ottawa Real Estate Board (OREB).

The OREB said 1,518 homes were sold through the MLS system in Ottawa in June, down 4.9 per cent from June 2025. The board says the decline is “consistent with the normal transition from the spring market into the early-summer period.”

June saw 879 single-family home sales, 429 townhouse sales, and 178 apartment sales. Apartment sales, in particular, were down significantly, recording a 14 per cent drop year-over-year.

“Ottawa remains a fundamentally balanced market, but we’re seeing clear differences emerge between property types and neighbourhoods. That’s why buyers and sellers should focus less on citywide headlines and more on local market conditions,” said OREB president Tami Eades in a news release.

Home prices

The average residential sale price in Ottawa was $733,648 in June, up 1.3 per cent from a year earlier.

Single-family homes sold for an average of $880,467 last month, a 1.2 per cent increase over June 2025.

Townhouse prices saw a 3.1 per cent decline, year-over-year, with an average price of $554,990 in June 2026.

Apartments went for an average of $432,199 last month, up 3.2 per cent compared to June 2025.

The OREB says 6,969 homes were sold in Ottawa in the first half of the year, down 6.1 per cent from the same period in 2025.

“The year-to-date figures point to a market that remains active, but still below last year’s sales pace as the first half of 2026 comes to a close,” the board said.
