Top 5 most expensive condos for sale in Edmonton in February 2025

Home is where the heart is, or in the case of luxury homes, where the wallet is.

In January, CTV News Edmonton took a look at some of the most expensive homes for sale in the city.

Three of those homes still have listings up on realtor.ca and one of them has gone down in price slightly.

Now, we’re turning our gaze toward condos in Edmonton.

You might assume since condos tend to be smaller than multi-million dollar homes and have no yards, they would be less expensive. While that is proving true for most of these, if you compare the listings from January’s homes to these condos, they are still likely out of most people’s price range.

In January, apartment/condominium unit sales were up 36 per cent in the greater Edmonton area compared to the same month in 2024, according to the Realtors Association of Edmonton. Sales were also 39 per cent higher in January than December.

The average condo price in January was 0.8 per cent lower than December at $202,663. That is 4.9 per cent higher than the previous year.

The association expects some “unpredictability this year,” it wrote in its monthly statistics update.

“The first surprise of the year is seeing such a marked increase in newly listed properties coming onto the market in what is typically a slower month, and of course, many were snatched up right away,” said association board chair Darlene Reid in the update.

“I’d love to say that trend will continue through the year, but we’ll have to wait and see.”

Here are the top five most expensive condos for sale in Edmonton in February:

5 - $1.45M One River Park condo

River valley views are a big draw for this 12th floor condo in the One River Park building on Saskatchewan Drive.

The 2,228-square-foot two-bedroom, two-bathroom condo was built in 2004.

The condo has a private elevator and concierge service, as well as in-floor heating for the bathrooms and two underground parking spots.

The windows and balcony have views of the High Level Bridge and the North Saskatchewan River.

The condo has been on the market for 28 days and is located at 10035 Saskatchewan Dr. NW.

4 - $1.75M Legends Private Residences condo

If the river valley isn’t for you, maybe something a bit closer to downtown is - like this condo right in the middle of Ice District.

Built in 2017, this condo in the Legends Private Residences building sits right across the street from Rogers Place.

The condo is 2,113 square feet in size and has two bedrooms, three bathrooms, two underground parking stalls, and two balconies with expansive views of the city.

The building also has a spa, indoor pool, steam room, gym, social room and outdoor entertainment area.

The condo has been on the market for 48 days and is located at 10360 102 St. NW.

3 - $1.78M Illuminada II penthouse

The first penthouse on this list offers a mix of both Edmonton’s river valley and downtown access.

The 5,385 square-foot condo in Illuminada II has four bedrooms and three bathrooms.

The condo has a large gourmet kitchen, four underground parking stalls and balconies that look over all four corners of the building, including the river valley right below.

The condo was built in 2006.

It has been on the market for 36 days and is located at 11933 Jasper Ave. NW.

2 - $2.59M The Pearl sub-penthouse

If the last property was in the perfect area, but not quite high up enough, then this one right next door, around 30 storeys high, might be of interest.

This three-bedroom, three-bathroom, 3,367-square-foot sub-penthouse condo is in The Pearl.

Dubbed The Sky Villa, the New York-style, two-story condo has panoramic views of the river valley and the city, as well as three balconies.

Inside is a chef’s kitchen with double ovens and a home theatre. For parking, there is an enclosed three-car underground garage plus an open stall with a storage room.

The condo also has access to a private gym, an owners' lounge, outdoor patio and party room as well as concierge services.

The condo was built in 2015.

It has been on the market for 116 days and is located at 11969 Jasper Ave. NW.

1 - $6.09M The Clifton condo

Technically, the number two spot on this list should have gone to a condo in The Clifton, but for variety’s sake, that $4.14M condo will be a footnote in this, the number one spot.

Like most of the condos on this list, this 9th floor unit at the still-to-be-built The Clifton is right near one of Edmonton’s best features, the river valley.

This 3,461-square-foot condo is slated to occupy two-thirds of the floor, and have three bedrooms and four bathrooms.

The developers say the condo will have panoramic views of the river valley, an open kitchen, dining and living area and heated underground parking.

The condo has been on the market for 29 days and is located at 10143 Clifton Pl. NW.
