Simcoe County home sales dipped in February, but buyers have more options

Barrie home sales were flat in Barrie, Ont. during the month of February.

The real estate market in Simcoe County saw a slight decline in sales last month, but buyers are benefiting from a growing number of available homes.

According to the latest data from the Barrie & District Association of Realtors (BDAR), 475 homes were sold in February, marking a 14 per cent drop compared to the same time last year and a marginal decline of just over one per cent from January. Despite the slowdown, market conditions remain stable.

The average selling price in the region was $792,486—about six per cent lower than in February 2024 and January 2025. BDAR says this adjustment reflects a more competitive market, giving buyers more negotiating power.

New listings were down slightly at 1,234, a nearly five per cent decrease from last year, but active listings held steady at 2,546 -that’s nearly double the inventory seen this time last year, suggesting there are more homes available to meet demand.

“While we’re seeing a natural market adjustment, the increase in available inventory presents opportunities for buyers to explore their options,” stated BDAR chair Robin Jones. “With stable sales levels and a balanced market, Realtors are well-positioned to help clients navigate evolving conditions in Simcoe County.”

BDAR noted that the months of inventory—the number of months it would take to sell all current listings at the current sales pace—has risen to 5.36, indicating a market that favours neither buyers nor sellers.

As the spring real estate season approaches, industry experts will be watching to see if interest rate expectations or changing market conditions push more buyers and sellers into action.
